Veritas Investments Limited is an Investment Company in Uganda dealing
in a variety of businesses including but not limited to Real Estate and
property management.

Job Summary: The Property
Manager will have the full responsibility of managing daily operations at
assigned properties. Tasks include maintaining property, marketing and filling
vacancies, Human resources and administration and Financial Management.

Key Duties and Responsibilities:
Marketing Properties:
·        
Keeps properties occupied with qualified tenants
through advertising, lead follow up, promote and show properties to prospective
tenants.
·        
Advertise and fill vacancies as well as
obtaining referrals from existing tenants.
·        
Keep rental at optimum capacity.
·        
Maintain in-depth knowledge of market conditions
Human Resource and Administration:
·        
Maintaining Records including all income and
expenses; list of all inspections, signed leases, maintenance requests, any
complaints, records of repairs, costs of repairs, maintenance costs, record of
rent collection and insurance costs.
·        
Negotiate, prepare and enforce leases.
·        
Complete all required paperwork for new tenants.
·        
Ensure the premises are ready for new occupants.
·        
Maintain all statutory required records.
·        
Ensure compliance with relevant laws and
regulations.
·        
Enforce terms of rental agreements.
·        
Hire, train and evaluate property staff.
·        
Set Key Performance Indicators for all staff
members and evaluate them annually.
·        
Direct and control all personnel and resources
to ensure property is properly maintained and owner objectives met.
·        
Prepare and present monthly reports to Directors
Financial Management:
·        
Establishes rental rate by surveying local
rental rates; calculating overhead costs, depreciation, taxes, and profit
goals.
·        
Financial Reporting – keeps financial records
from property operations, creates monthly financial reports to present to
property owner.
·        
Develop and manage annual budgets by forecasting
requirements and analyzing variances, data and trends.
·        
Accomplishes financial objectives by collecting
rents; paying bills; forecasting requirements; preparing an annual budget;
scheduling expenditures; analyzing variances; initiating corrective action.
·        
Prepare and present monthly statements to
Directors.
·        
Ensure timely payments and collections from
Tenants.
·        
Minimize rental arrears.
·        
Check and pay invoices
·        
Prepare and present annual budgets to Directors.
·        
Analyze and correct budget variances.
·        
Keep accurate and up-to-date financial records.
·        
Prepare weekly and monthly financial reports
Tenant/Resident Relations:
·        
Tenant Relations – develops rental agreements,
collects deposits and rents, enforces terms of rental agreements, resolves
tenant complaints and oversees eviction proceedings if necessary.
·        
Responsible for setting the length of the lease
and making sure it has all the necessary provisions to protect the Directors.
This includes determining the amount of security deposit required.
·        
Handling Move Outs-When a tenant moves out, the
manager is responsible for inspecting the unit, checking for damages and
determining what portion of the security deposit will be returned to the
tenant. After move out, will be responsible for cleaning the unit, repairing
any damages and finding a new tenant.
·        
Dealing With Evictions –when a tenant does not
pay rent or otherwise breaches the terms of a lease, the property manager
understands the proper way to file and move forward with an eviction.
·        
Orient new tenants to the property.
·        
Investigate and resolve resident complaints and
concerns in a timely and efficient manner.
·        
Enforce occupancy policies and procedures.
·        
Maintain timely communications with residents
and tenants.
·        
Source and build relationships with prospective
clients to expand business opportunities
Maintenance and Repairs:
·        
Maintains property by investigating and
resolving tenant complaints; enforcing rules of occupancy; inspecting vacant
units and completing repairs; planning renovations.
·        
Secures property by contracting with security
patrol service; installing and maintaining security devices; establishing and
enforcing precautionary policies and procedures; responding to emergencies.
·        
Regularly keep the property functioning in top
condition and ensure general hygiene of the area.
·        
Monitor and complete maintenance and repairs
timeously and cost-effectively.
·        
Organize incoming and outgoing inspections and
prepare inspection reports.
·        
Regularly inspect the property during repairs
and maintenance to ensure it is in work is going on smoothly.
·        
Perform any other duties relevant to the position
as assigned.





Qualifications, Skills and
Experience: 
·        
The applicant must hold a Bachelor’s degree in
Real Estate Management, Business Administration, Development Studies or related
courses.
·        
At least five years of experience in the  Hospitality Industry
·        
Understanding of financial and accounting
principles.
·        
Understanding of marketing and customer service
principles.
·        
Working knowledge of contracts and agreements.
·        
Computer proficiency – MS Office, Excel and
Power point.
·        
Knowledge of relevant local legislation and
regulations is an added advantage.
·        
Customer Service Skills: The
Candidate will work with tenants to make them happy, and work to get new
tenants.
·        
Negotiating Skills: He/ She will
have to work out details with potential tenants and put bids out for work or
service on the property
·        
Organizational Skills: There are
many facets to a property manager’s day. Working with tenants, with local
government, with public works and paying bills. Organization to get it all done
is key.
·        
Communication Skills: The Candidate
must speak with tenants, resolve disputes, entice new tenants, answer questions
and hire workers. Good communication is key.
