Job Summary: Pearl Marina Estates is a flagship mixed-use development by Centum Real Estate, strategically located on the shores of Lake Victoria in Uganda. Over $100 million has already been invested in the project, with additional capital planned to develop Pearl Marina into a premier mixed-use destination. The estate offers high-quality residential, commercial, hospitality, and recreational spaces, designed to redefine modern living and business in the region.
Role Overview
The General Manager (GM) will be responsible for leading the management team in execution of Pearl Marina’s strategic business plan, driving sales and revenue growth, and ensuring the project’s commercial success.
The GM will also play a pivotal role in expanding Centum RE’s footprint beyond Pearl Marina to other locations in Uganda. Beyond residential development, the GM will be responsible for positioning Pearl Marina as a thriving and vibrant commercial hub by attracting strategic partners in retail, healthcare, hospitality, and commercial real estate. This shall include activation of the waterfront, enhancing the landscaped environment, and ensuring a dynamic mix of businesses and public public spaces to create a vibrant city.
The GM must also drive brand visibility, public relations, and investor confidence by promoting Pearl Marina’s vision, investment potential, and strategic partnerships. This includes engaging with the media, industry stakeholders, and the Ugandan diaspora, ensuring Pearl Marina is recognized as a leading real estate development and investment opportunity.
Key Duties and Responsibilities:
Business Growth, Branding & Market Expansion
- Drive the sales strategy to achieve targeted revenue and increase the pace of both homes and land sales at Pearl Marina.
- Expand Centum RE’s real estate business beyond Pearl Marina by identifying and developing new opportunities in Uganda.
- Develop and implement innovative sales and marketing strategies, leveraging both in-house and third-party sales channels to achieve USD 2 Millon new sales per month and USD 400,000 deposit collections per month.
- Position Pearl Marina as a vibrant mixed-use commercial hub, attracting strategic tenants and business partners in retail, healthcare, hospitality, and corporate offices.
- Lead branding, public relations, and media engagement to elevate Pearl Marina’s profile in Uganda and globally.
- Establish strong linkages with the Ugandan diaspora, ensuring tailored marketing and investment solutions that meet their needs.
- Oversee and enhance client satisfaction, achieving a high NPS score.
- Oversee the activation of the waterfront and public spaces to drive foot traffic and enhance Pearl Marina’s appeal.
Investment Positioning & Financial Growth
- Effectively communicate Pearl Marina’s investment story, ensuring investor confidence and capital mobilization while highlighting the over $100 million already invested in the development and the business’ long term growth potential
- Lead capital mobilization efforts, including equity and debt financing, to ensure projects are consistently fully funded.
- Develop commercial real estate partnerships, securing both strategic development partners and anchor tenants for retail, office, and hospitality developments.
- Optimize pricing strategies to maximize revenue while maintaining a competitive market position.
- Development and implementation of feasible project development plans backed by sound data and market information for various projects.
Project Delivery & Execution
- Oversee the timely completion of ongoing and future development phases, ensuring projects are delivered on time, within budget, and to the highest quality standards.
- Lead the enhancement of the landscaped environment and public space ensuring Pearl Marina remains a visually appealing and functional destination.
- Work closely with contractors, engineers, architects, and other stakeholders to ensure operational efficiency.
- Oversee the master planning and infrastructure development to support a sustainable mixed-use ecosystem.
Stakeholder Engagement & Strategic Partnerships
- Build and maintain relationships with key stakeholders, including buyers, investors, financial institutions, regulatory bodies, and government agencies.
- Attract and negotiate partnerships with strategic investors for retail, healthcare , hotel , and corporate tenants to establish Pearl Marina as a commercial hub.
- Cultivate strong ties with the Ugandan diaspora and international investment networks to position Pearl Marina as a premier real estate destination.
- Represent Pearl Marina at industry forums, business networking events, and strategic partnership meetings.
- Provide regular reports and updates to the Board on project performance, market trends, and business development opportunities.
Team Leadership & People Management
- Lead, mentor, and develop a high-performing management team, ensuring alignment with business goals.
- Foster a performance-driven culture focused on achieving results.
- Implement best practices in customer service, ensuring high customer satisfaction and retention rates.
- Ensure an integrated approach between residential and commercial development teams for seamless execution.
- Oversee business operations while ensuring proper day to day running of the business.
Qualifications, Skills and Experience:
- Bachelor’s degree in Business, Real Estate, Finance, or a related field (MBA preferred).
- 10+ years of experience in real estate development, commercial real estate, sales, and business leadership.
- Strong expertise in attracting and negotiating commercial partnerships (retail, hospitality, healthcare, and office spaces).
- Demonstrated experience in sales, marketing, capital raising, and investment positioning.
- Proven ability to lead branding, media engagement, and PR efforts to raise the profile of a real estate development.
- Strong financial acumen, including experience in investment structuring and deal-making.
- Proven ability to lead teams, manage large-scale projects, and engage stakeholders at a senior level.
- Strong understanding of the Ugandan real estate market and diaspora investment opportunities is an added advantage.
