Job Summary:  As a Property Manager, you will be responsible for the day-to-day operations and financial performance of assigned rental properties. The ideal candidate will have a minimum of 5 years of experience in property management, a deep understanding of the rental market, and proven expertise in maintaining positive tenant relationships.

 

Key Duties and Responsibilities:

Tenant Relations:

  • Act as the main point of contact for tenants, addressing inquiries, concerns, and maintenance requests promptly.
  • Conduct regular communication with tenants to ensure satisfaction and retention.

Leasing and Marketing:

  • Market vacant units effectively to minimize vacancies and maximize rental income.
  • Screen potential tenants, conduct property showings, and negotiate lease agreements.

Property Maintenance:

  • Coordinate and oversee maintenance and repairs, ensuring timely and cost-effective resolutions.
  • Conduct regular property inspections to identify and address maintenance needs.

Financial Management:

  • Prepare and manage property budgets, including rent collection and expense control.
  • Generate financial reports for property owners, providing insights into property performance.

Regulatory Compliance:

  • Stay informed about local and state housing regulations, ensuring compliance with all relevant laws.
  • Handle legal matters related to tenant issues, evictions, and property inspections.

Vendor and Contractor Management:

  • Hire and manage contractors for maintenance and repair work.
  • Negotiate service contracts and ensure vendors meet performance expectations.





Qualifications, Skills and Experience:

  • The applicant must hold a Bachelor’s degree in Business, Real Estate, or a related field (preferred).
  • Minimum of 5 years of experience in property management, specifically in managing rental properties.
  • Strong knowledge of local rental markets and housing regulations.
  • Excellent communication and interpersonal skills.
  • Proficient in property management software and Microsoft Office Suite.
