National Housing and Construction Company Limited (NHCC) was founded in 1964 and is a Ugandan construction and real estate management company, partly owned by the Uganda Government. The Company’s mandate is to increase the housing stock in the country, rehabilitate the housing industry and encourage Ugandans to own homes in an organized environment.
Job Summary: The Manager Estates and Survey will be responsible for the Land Surveying & Estates Management functions as well as to providing data and information for the formulation of proposals for new projects
Key Duties and Responsibilities:
- Undertake Land Surveying activities of the Company, produce topographic and cadastral maps and any other land related information to inform design, Valuation and Engineering works.
- Responsible for processing approval of documents at the respective Government surveys and mapping offices.
- Ensure value for money in all Surveying works carried out or out sourced by the Company.
- Provide the Company’s Management, whenever necessary, with relevant specialist, expert and technical advice with regard to the Company’s investment opportunities and projects – especially those involving Partnerships, External Clientele and other Service Providers – as well provide the necessary supervision, quality assurance, facilitation and coordination of the implementation and maintenance of the corresponding projects – with a view to ensuring their profitable success
- Provide expert support to the Operations Department for all projects in relation to cost data collection, recording and management.
- Coordinating with relevant Local Authorities to guarantee correct assessment of rates on Company properties, monitor ground and property rents to ensure it is paid on time.
- Ensure efficient management of all Company estates and in liaison with the Company Secretary (CS), ensure Land encroachment is stopped and all existing squatters are evicted.
- Ensure that the Company Asset register with regard to Land and landed properties is maintained and updated regularly.
- Ensure that all NHCC properties are titled and Lease renewals are executed in time.
- Ensure that land and landed properties are well maintained and secured with visible recognition features e.g. Mark stones, boundary tree, hedge line, fencing among others.
- Ensure return on land is optimized through initiation and implementation of Strategic Business Units (SBU) through activities which may include but not limited to, Tree planting, Bill boards, Agriculture and rental services.
- Operate a Land Surveillance and Protection system and ensure its effectiveness.
- Prepare quarterly status reports to Management on Company’s Land and landed properties..
Qualifications, Skills and Experience:
- The applicant must hold a Bachelor’s Degree in Land Surveying or a closely related discipline from a recognized University or Institution
- Full and valid Professional Membership to a Nationally or Internationally recognized professional body, such as ISU, or RICS (Royal Institute of Chartered Surveyors) any other relevant Body is a MUST.
- Possession of a valid Professional Practicing certificate shall be a Must.
- Possession of a Post Graduate Diploma in Project Planning and Management, or Business Management, from recognized Institution shall be an added advantage.
- Proven knowledge and skills in application in one or all of CAD-related Software and MS Office Packages (especially Autodesk, Archicad, Revit, Word, Excel and PowerPoint), are essential
- Possession of Post graduate qualification in Real Estates Management, Valuation, Surveying or related discipline from a recognized Institution will be an added advantage
- Relevant Working experience of 4 (four) years as a land surveyor or in a similar position, in a large and reputable organization, preferably a vibrant commercial organization, or a civil works Company, or an investment Company
- Well-developed business Management skills
- Cost consciousness and ability to pursue value for money
- Good negotiation, communication and reporting skills
- Analytical, accuracy and Judgmental skills
- Result oriented & ability to manage work load while paying attention to details
- Interpersonal and Human relations skills
