Supervisor is responsible for the management of all NSSF real estate properties,
land, and for ensuring effective and efficient service delivery to the tenants,
landlords and staff
Provide guidance and assist tenants/potential
tenants in marketing/letting space for the best terms to the Fund.
The jobholder will determine clients’ needs and
financial abilities in order to propose solutions that suit them.
Intermediate negotiation processes, consult
clients on market conditions, prices, legal requirements and related matters to
their benefit and ensure a fair and honest dealing.
Perform comparative market analysis to inform
the performance of the Fund`s properties.
The jobholder will prepare necessary paperwork
(contracts, leases, deeds, closing statements)
Maintain and update listings of available
properties.
Remain knowledgeable about real estate markets
and best practice
Investigate complaints, disturbances and
violations and resolve problems following management procedures and
regulations.
The incumbent will also ensure that all tenants
are invoiced for rent due and service charge and make follow-ups to ensure that
invoiced rents are collected.
The jobholder will also meet with tenants to
negotiate management and service contracts, determine priorities, and discuss
the financial and operational status of properties.
Supervise outsourced service providers
Prepare terms of reference and scope of works
for consultancy services, relating to Property Management.
Manage the allocation of office space
Routinely verify monthly electricity and water bills
for Fund properties
Verify and ensure timely payment of ground rent
and property rates of the Fund property in liaison with the legal and
Investments department.
Prepare and submit progress reports on
department activities and work of consultants and contractors.
Prepare detailed budgets and financial reports
for properties.
Review rents to ensure that they are in line
with rental markets Carry out tenants’ satisfaction surveys and handling all
queries and property issues that arise.
Handle tenants complaints and queries
Experience:
The ideal candidate for the NSSF Estates
Supervisor job opportunity must hold a Bachelor’s degree in Business/Commerce.
Diploma/certificate in Property management or Facilities Management would be an
added advantage
At least six years’ experience, at least two
years in a supervisory position. managing properties and facilities in a large
organisation
Proven working experience as a real estate agent
Good track of successful sales record
Demonstrated ability to work independently
combined with excellent interpersonal skills
Strong sales, negotiation and communication
skills
Pleasant and trustworthy
Computer literacy i.e. proficiency in MS Office
People Management skills + Interpersonal skills

Ability to work under pressure
