The National Social Security
Fund (NSSF) is a Provident Fund mandated to provide social security to its
members as prescribed by law under CAP 222 (Laws of Uganda) through efficient
management of members’ contributions. The NSSF asset base is currently over
Ugx. 4 trillion, making the Fund one of the largest players in Uganda’s
economy.

Job Summary: The NSSF
Portfolio Manager (Real Estate) will procure investment opportunities/ present
investment initiatives, advise and coordinate the implementation of investment
decisions to achieve the required level of return.

Key Duties and Responsibilities:
- Compile
and prepare feasibility studies on real estate investments and providing
recommendations for decision making. - Perform
investment analysis and appraisals on real estate proposals submitted to
the Fund and preparing investment analysis reports. - Monitor
the overall investment climate through research of the property markets in
Uganda and East Africa and recommending investment opportunities. - Intuitively
monitor the performance of existing investment properties and those in the
pipeline to identify and manage investment risks. - Initiate
and identifying investment opportunities in line with NSSF’s investment
policy. - Coordinate
the implementation of investments and monitor the performance of
investment projects through progress reporting. - Conduct
due diligence on real estate investment proposals. - Work
closely with the relevant departments on implementation of potential
investments - Initiate
procurement process for real estate projects in accordance to the internal
procurement policies and the PPDA. - Instigate
policies & procedures in respect of real estate acquisitions and &
disposal with an objective to ensure good returns to the Fund - Identify
and liaise with relevant investment partners for prospective and existing
investments - Prepare
Board papers on investment opportunities and feasibility studies for
Investment Management Committee, the Board of Directors and the Minister
as required. - Compile
and prepare periodic investment and income reports - Collect
and manage data on investment research and proposals.
Qualifications, Skills and Experience:
- The
applicant should preferably hold a Bachelor’s degree in: law, business,
finance or accounting, quantity surveying, land and Estate Planning
together with professional qualifications such as; CPA, ACCA of CFA
Related Job Experience: - At
least six years’ experience in a large financial institution or reputable
organization - Prior
experience in property and or land valuations - Past
exposure and experience in property and or land due diligence - Prior
experience in feasibility studies on property investments - Past
exposure and experience in implementing PPDA guidelines - Experience
in high level negotiations - Experience
in structuring of property development transactions - Excellent
analytical and financial analysis skills - Financial
modeling skills - Excellent
research skills - Advanced
computer skills - Treasury
management skills - Excellent
oral and written communication skills - Excellent
report writing skills - Sound
judgment and decision making skills - Planning
